Pressure Washing & Soft Washing in Northern Virginia

Our main cleaning agent is an algaecide (sodium hypochlorite) that kills organic growth — so we take careful steps to protect your plants:

• Triple-watering defense — we water plants before, during, and after the wash so they're hydrated and absorb less solution.
• Fresh water dilutes and neutralizes any runoff that reaches the soil.
• House and concrete washes use a mild solution (typically under 1% sodium hypochlorite), keeping plant risk low.
• For roof cleaning (3–5% solution), we cover delicate bushes in runoff paths and place contractor bags on downspouts to redirect runoff.

No method is 100% foolproof, but these protocols dramatically reduce any risk to your landscaping.

Water and electricity don't mix, so before any wash we protect every exterior electrical component:

• Pre-wash inspection of outlets, meters, generator disconnect panels, doorbell cameras, and electric locks.
• Outlets sealed with removable waterproof tape over the housing and plug face.
• Larger items (generator panels, security cameras) covered with plastic sheeting or tarp, sealed watertight.
• We never pressure wash on or near a generator's disconnect panel — many carry a "Do Not Pressure Wash" warning. We soft wash around a fully covered panel instead.
• We recommend switching off exterior lighting and breakers for exterior outlets during the wash.

After surfaces are completely dry, we carefully remove all coverings and restore power.

Keeping pets and kids safe is part of every job we do:

• Before we start: clear porches, patios, and decks of furniture, rugs, pet toys, bedding, and food/water bowls.
• During the wash: keep pets inside or secured away from the work area. If a pet needs out, walk them in the opposite yard and avoid puddles.
• The "all-clear": once surfaces are completely dry, the solution has been rinsed and neutralized — your exterior is 100% safe for pets and kids.

Porches and patios may take a little longer to dry than open surfaces.

Doors and painted surfaces get special handling:

• Stained doors: tarp-free method — we tape the door sweep and continuously rinse with clean water while we wash around it, using plain water (no soap) on the stain itself.
• Painted surfaces: a test spot before cleaning any aftermarket-painted surface. Rare organic-pigment paints (often blues with magenta dye) can react to cleaning solution — a test spot prevents any surprise.
• Factory-finished siding, doors, and shutters are not at risk.
